Construction management is an integral part of the complete renovations delivered by MILOBRAS. We do not offer this service as a one-off inspection of projects carried out by third parties. Our focus is the integrated management of the work we undertake, including planning, team coordination, control of the technical stages and oversight of the finishes.
A well-executed renovation requires a clear method. Demolition, plumbing, electrical work, flooring, wall finishes, carpentry, painting, lighting, kitchens, bathrooms and final cleaning must follow a logical sequence. If that order is disrupted, delays, conflicts and last-minute decisions can affect the result.
Management begins before work starts on site. We assess the property, establish priorities, identify technical constraints and organise the sequence of work. This preparation allows us to explain which decisions must be made at the outset, which materials affect the programme and which factors may influence the final cost.
When a project involves several trades, coordination is essential. Electrical systems must be prepared before walls are closed. Plumbing must be compatible with kitchens and bathrooms. Flooring requires properly prepared substrates, and painting begins only when the surfaces are ready. Each stage depends on the previous one.
MILOBRAS coordinates its own teams and the specialist trades required for each project. The client does not need to manage daily conflicts between professionals, materials and deadlines. Construction management keeps the work organised and reduces piecemeal decision-making.
We also oversee the technical decisions that arise during the work. In apartments, these may involve condominium restrictions, access, noise or outdated building services. In houses and older properties, issues may include damp, deteriorated floors, old window frames, roofing or alterations to the existing structure. In each case, it is important to respond carefully and explain the implications of the proposed solution.
However, the timeline for a renovation depends on the size of the project, the materials chosen, the availability of the teams, and the actual condition of the property. Management doesn't eliminate all unforeseen events, but it helps to anticipate risks, organize priorities, and maintain clear communication with the client.
We also monitor project costs carefully. Layout changes, replacement of building services, the selection of finishes, carpentry, equipment, lighting and additional work identified on site can all affect the final cost. Explaining these factors at the right stage helps the client make informed decisions.
This service is particularly valuable for clients who want a complete renovation without having to manage every technical detail. Integrated management provides a single point of responsibility, reduces communication errors and keeps the work aligned with the objectives established at the outset.
Where the client requires a more comprehensive solution, construction management can be coordinated with Turnkey projects, Projects and Engineering and Complete Renovations.
The final stage of the project requires the same attention as the beginning. We check finishes, alignments, cleanliness, the operation of technical systems, material compatibility and the details that affect everyday use. The aim is to deliver a functional, coherent home that is ready to use.
