Floor sanding and varnishing can refresh an existing timber floor. Before starting, we assess its thickness, stability and condition to confirm whether it can be restored and given a new finish.

Floor Sanding and Varnishing Within a Complete Renovation
During a complete renovation, we coordinate sanding with painting, carpentry and electrical work. We also allow for fitting doors and skirting boards, final cleaning and protection of finished areas.
Assessing Timber Flooring
Before sanding, we check the usable thickness of the wood and the type of flooring, whether boards, blocks or parquet. We also examine the joints, adhesion to the base and signs of warping. We then check for water stains, excessive wear, insect damage and earlier repairs.
If the assessment identifies localised damage, those areas may need repair before sanding. We explain any limitations so that clients understand which marks or variations in tone may remain.
Sanding, Preparation and Finishing
Sanding removes the damaged surface layer and prepares the wood to receive new protection. We choose the sanding sequence to suit the floor’s condition. This helps remove wear marks without taking away more timber than necessary.
After preparation, varnishing protects the flooring and defines the final appearance. The finish can be matt, satin or gloss, depending on the use of the house and the desired result. We also explain to the client the initial care, drying times, and proper maintenance to prolong the durability of the work.
Integration with Interiors, Carpentry and Painting
We do not assess timber flooring in isolation. Doors, skirting boards, furniture, walls, lighting and colours all affect how the floor is perceived. We therefore coordinate this service with flooring and wall coverings, carpentry and metalwork, and painting, suspended ceilings and partitions.
When planning the interior renovation, we check door clearances, skirting boards and transitions between rooms. We agree these details before completing the timber restoration.
